The Miami Approach

Planned for Water, Weather and Paperwork

Shallow groundwater, hurricane season and several permitting offices make Miami demolition a sequencing problem. We handle jobs in Brickell, Wynwood, Little Havana, Coconut Grove, Doral and the neighborhoods around them.

811

Locates Called In First

Sunshine 811 tickets go in ahead of any demolition or digging, so marked lines are known before a machine moves.

Permit

Right Office, Right Paperwork

City of Miami or another Miami-Dade municipality: we work out which building department issues your demolition permit.

DERM

Asbestos Survey Before Demo

A survey and the Miami-Dade RER/DERM notification come before teardown, under the federal NESHAP and Florida Rule 62-257.

How a MiamiJob Runs

Four stages, always in this order, from the first walk-through to a lot that is ready for the next contractor.

  1. 01

    Site Visit and Scope

Tell us what is coming down and what goes up next. We check access, neighboring walls, trees and water conditions, then write the scope.

  2. 02

    Survey, Notice, Permit

The asbestos survey and notification to Miami-Dade RER/DERM are lined up with the demolition permit from the right building department. Nothing moves until both are in order.

  3. 03

    Locates and Disconnects

Sunshine 811 locates are requested, and power, water, sewer and gas to the building are disconnected before any cutting starts.

  4. 04

    Controlled Teardown, Clean Pad

Walls come down in sequence with water on the dust, concrete and metal sorted for recycling where possible, and the pad left graded and clear.

What Comes Down in Miami, and What Has to Happen First

Miami Demolition Co takes down houses, warehouses, shop interiors and slabs across Miami-Dade County. South Florida is built from concrete block, stucco and poured slab, usually on flat lots with groundwater close to the surface, so the useful questions come early: what is the structure made of, where does the water sit, and how do trucks get in and out.

Hurricane season shapes the calendar. From June through November a half-demolished building is a liability, so we plan jobs to reach a stable stopping point and keep loose debris off the site when a storm is in the forecast. Mid-century block houses and 1960s commercial strips can also carry asbestos-containing materials, which is why a survey comes before the excavator.

Services: residential demolition, interior gut-outs, commercial demolition and concrete removal and hauling. The demolition overview walks through the permit, asbestos and utility steps in order.

Who signs off: the City of Miami Building Department handles permits inside city limits, while Doral, Coral Gables and other municipalities run their own. Miami-Dade RER (DERM) administers asbestos demolition notifications under the federal NESHAP and Florida Rule 62-257, and Sunshine 811 coordinates utility locates. Rules and review times change, so confirm current requirements with each office; we tell you which ones apply to your job.

Neighborhoods we work in: Brickell, Wynwood, Little Havana, Coconut Grove and Doral. Call (305) 570-3075 to talk through the scope and request a free quote.
